Description:

Subject property is a 6 unit complex of 7,515sf on a 5,500sf lot in Miami Beach. The complex is comprised of multilevel condominium units with an average square footage of 1,252sf. Property is currently condominium complex with intentions to be converted into a suite hotel.

Summary:

Subject property is being proposed to be altered to meet ADA requirements as much as feasibly possible. The proposed changes include altering the interior layout of unit 1 to include an ADA accessible bathroom, an ADA accessible kitchen, alteration of doors within the first floor of the unit to meet the clearance requirements, provide vertical accessibility to the first floor of the unit through a lift and provide a greeting vestibule. Such work was presented to 2 separate contractors with average cost of work of $152,905.

Due to its unique individual characteristics, vertical accessibly to all levels is feasibly impossible due to disproportionate cost.

Owner and team have made a diligent effort to make the building comply as much as feasible possible. Full compliance to all levels requires complete redesign of spaces and structure. Studies were performed on the most appropriate location of lifts, elevators and access points. Such work amounts to an average construction cost of $329,859.5 based on 2 separate contractor cost estimates.

As the Licensed Professional heading the renovation of 8143 Harding Avenue in Miami Beach, I have made a diligent effort to arrive at a solution to make said building comply with code as much as feasibly possible. I have personally met with colleagues, vendors and contractors in search of the most effective way to allow for accessibility pursuant to Florida Statute 553.509 Vertical Accessibility and the Florida Building Code (2017) Accessibility Section 201.1.1.
It is my finding and my professional opinion that the adjustments and renovations being proposed to unit 1 of the complex demonstrative a commitment of the property owner towards making the building as accessible as possible without incurring disproportionate costs and without affecting its structural integrity.
