Description:
The subject facility will be used as a music school for mostly children. There are a number of teaching and practice rooms however, the facility does not provide performing space. For performances (concerts, holiday and end of the year programs) the academy rents space off-site, commonly from the University of Miami. All functions for the public (students, parents, etc.)and staff that are on the second floor are, or can be made available on the accessible ground floor as well.

Summary:
The project construction cost as estimated by the contractor is $80,700 but this includes $4300 for plans and permits making the actual cost $76,400. Of that number, approximately $16000 are excluded costs (providing accessible toilet rooms)and $1400 for other path of travel improvements. These costs do not include the cost to provide vertical accessibility to the 2nd floor.

The owner is receiving from the landlord a previously used space whose configuration does not suit her needs. In addition, the existing toilet rooms do not meet the size requirements of the Florida Accessibility Code as would have been required by the building department had an alteration of any significance been performed to the tenant space in recent years.

Because of the condition and configuration of the space, the Owner, while not knowing for certain, does not believe that significant construction activity took place in the subject tenant space in recent years.
