Sobe Hostel is a 2-Story Art Deco contributing historic building built in 1938 by developer Milton Steinhardt and designed by Architect Kingston B. Hall. Kingston B. Hall respectively designed many iconic Art Deco commercial, residential and hotels in the south area of the City of Miami Beach within that time period.

The work currently being done on site is structural restoration.

The Applicant is remodeling the interior of the historic, forty-eight (48) unit hotel. Guest rooms and bathrooms will be renovated and updated. The interior renovation is in Plan Review which will require the ADA waiver from the board.

Restore the structural integrity of the building while preserving its Art Deco design and architecture. The Applicant and its architectural design team have stated that the existing hotel features an initial threshold to enter the lobby area, including additional steps to access the first floor. The SoBe Hotel was designed by renown architect Kingston B. Hall and originally built in 1938. The hotel owners have introduced measurements to comply with ADA regulations to the greatest extent possible without reducing egress. However, the unique layout and design of these buildings unfortunately do not provide enough space to accommodate all the measures necessary to bring the historic structures up to today's accessibility standards. Installation of an elevator would severely disrupt the historic integrity of the historic lobby area. Which still shows as contributing with its original terrazzo floors.
