Subject Property is a 2 story building from the year 1922.
Building is situated on a 6500sf lot with 2 restaurants on the first floor and offices on the second floor totaling 7922sf. Its location within the site is with very minimal setbacks on the sides and rear thereby permitting a front terrace that has been an icon to the Ocean Drive streetscape.

- Redistribution of office partitions (removal of a few non load bearing walls and addition of stud walls)

- New fully compliant ADA kitchenette
- New flooring throughout second floor (carpet/tile)

Renovation and maintenance is being proposed to the existing second floor offices. All work is being proposed in compliance with the Florida Building Code 2017. However, the provision of vertical ADA accessibility to the second floor has been studied and has been found to have irreparable harm to the design, style, and structural integrity of this 1922 historic building. For such reason, the stated project is being referred to the Commission in an effort to be permitted to update the second floor without damaging the essence of the structure.

NOTE:**




The location of the building within the site already encroaching onto the required setbacks on the sides and rear, make the exterior addition of an elevator impossible. Encroaching onto the front terrace, which has become an icon to the Ocean Drive streetscape, would be detrimental to its historical elevation. Locating vertical accessibility within the interior core would signify affecting the structural integrity and character of this 1922 building as the floor and some load bearing walls would be affected.
