Description:

The 511 house is a historical two-story 1924 residence. The project is currently under permitting to convert it to its original single family use to be operated as a bed & breakfast.

Summary:

The 511 Building, a historic Mediterranean Revival house by architect/builder Harry Hice circa 1924, will undergo the most extensive renovation since its construction. The original layout as approved by the Historic Preservation Board will be reconstituted. The building's structure, a mix of CMU exterior walls and wood frame will be repaired by adding reinforced pilasters, steel tie beams and doubling up the wood framing wall studs and floor joist components.

Interior framing will be repaired or replaced as required by the engineer of record. Mechanical, electrical and plumbing systems will be completely replaced. New finishes and fixtures will be introduced throughout the project. The total cost of the works is estimated to be $683,625.

After reviewing and applying as many of the accessibility requirements to the project as possible during the design phase, it was concluded that complying with the vertical accessibility requirements would compromise the historic identity of the residence and bring cost related hardship to the owner.

The first issue we face is access to the ground floor, the front entrance to the residence is elevated from the side walk 14in. Once inside there is also a 10in step up within the ground level. The ramps required for accessibility would significantly take away from the historic aesthetics of the building. The second issue is the access to the second level, where placing an elevator shaft within the residence would mean altering the historical layout of the house by either 1.taking the necessary space from one of the bedrooms or 2. Enlarging the floor plan of the second level to accommodate the shaft. The second option rises issues with zoning as it's not permitted by code to build a roof top addition per Municipal Code of the City of the Miami Beach Sec. 142-155.a.4.a

Per the Municipal Code of the City of Miami Beach Sec. 142-1401.(1)(5).a The residence can be used as a Bed and Breakfast as long as it maintains its original size and number of bedrooms and classification as historically contributing. Making these possible changes to the residence's original layout might compromise its qualification to be operated as a Bed & Breakfast and therefor affect the owners livelihood.
