Description:

The Santa Barbara is an existing historic 2-story hotel with approximately 42 units. The approximately 10,685 square foot building was constructed in 1947 in a U-shape with an open garden-style courtyard. All units are accessed from exterior catwalks. The ground level catwalk is raised approximately 2 feet 4 inches above the courtyard, and the units located on the first and second levels are further raised above the catwalks by about half a foot. Summary:

The Construction cost for the renovation and preservation of the east and west wings, rooftop additions and new 5-story addition at the south is estimated to be $8 million. However, the Owner does not seek disproportionate cost for this waiver request. See attached Permit Status.

The City of Miami Beach Building Department requires vertical accessibility to the rooms along the east and west sides of the first and second floors, unless a waiver is obtained from the Florida Building Commission. The hotel provides access from the main lobby located in the adjoining Greystone to the east to the ADA-compliant elevator in the Santa Barbara, which will take guests to the ADA-compliant hotel rooms located on the rooftop additions and the new 5-story addition at the south.

Comments

Based on the existing historic conditions of the Santa Barbara Hotel located at 230 20 Street, it will be technically infeasible to provide vertical accessibility to all areas of the Hotel. The City of Miami Beach Historic Preservation Board approved certain additions and renovations to the historic Hotel. The proposed project is required to provide ADA access to all levels; however, this will negatively impact certain historic aspects of the Hotel and, due to the existing layout, is technically infeasible. See attached Licensed Design Professional comments.
