Summary:
The Proposed Construction Costs for the building land within $600-$700. To comply with Vertical Accessibility will exceed $1million with the elevator. The value of the building is valued extremely low as per Miami-Dade County Property Appraiser (Attached). The applicant if renovating the building to be in good codition as it is in fir condition. We kindly request the approval to this application. Parking is very limited to the site.

The request is for the Change of Use of the building from Apartment to Hotel Suites. The owner is willing to upgrade the building however the 2nd floor accessing 2 units will be detrimental to the structure.

NOTE:**



The building was constructed in 1950 with "open-air" walkways accessing the units. There are 8 unit, 4 on the ground and 4 on the 2nd floors. The building was efficiently designed and accommodating an elevator would require structural modifications along with encroachment requests. Internalizing the elevator would require a new design to the units along with accessing the 2nd floor.




The client is upgrading all the units and the cost of the construction with the new elevator would exceed 30% of the costs.

He prepared the attached letter as he finds it difficult to accommodate the elevator without damaging the structure with high cost consiquences.
