Description:
This building will be used for hotel purposes. There will be no layout changes. The purpose of this alteration is to change floor tiles, kitchens, bathrooms, and exterior windows to impact windows. The sole purpose is to refresh this historical building without having to spend a lot of money.

This design has been referred to the commission because it is considered a historical building by Miami Beach. The Miami Beach building department has asked that we apply for waivers as there is no room for vertical accessibility, or ADA ramps into the building as there is a lack of space and will affect the historical look of the original design of the building. Also, the current building layout does not have the means to comply with an ADA unit. This building was built before ADA requirements and having to bring the current building to current code will put a large financial burden and not make sense as the cost in improvements will be disproportionate to the overall cost of construction and value of the building.

An elevator can not be placed inside for various reasons. The first reason being space. This building is a historical building that was built before ADA requirements came into effect. If a vertical accessibility means is required then the entire building will have to be gutted inside and a whole new layout will need to be done. This will put the overall budget for improvements to unfeasible expenses. Also, there is no room for a mechanical room or ADA ramp entering the building. Also, the building is considered a historical building and this will change the overall historical look of the building which is not permitted.

If the waiver is denied the owner will have to spend more than the building's value to bring everything up to ADA standards. This will include gutting the entire building to comply with vertical accessibility and created a habitable room for ADA compliance This will not be feasible or make sense considering the overall financial cost and value of the current building.
