This project is in an existing 2 story building with two means of egress, without an elevator or lift.

The scope of work under review includes upgrading the existing restrooms to meet ADA requirements at the ground level, adding stair handrails and general upgrades to electrical, lighting & HVAC ductwork. The plans reviewer at the City of Miami has requested that we apply for this waiver.

The project does not contemplate a change of use, and the second floor is not being altered.

This project involves an existing ground-level tenant space with an existing mezzanine. The building does not have an elevator or lift to the mezzanine level but does provide the required means of egress. The mezzanine will be used solely as a storage area, accessory to the business occupancy below. It does not contain facilities and will remain unaltered under this permit.

The total estimated cost of the permitted work is $80,000 (see attached a cost breakdown). A vertical platform lift to serve the mezzanine has been quoted at $45,000 & $103,500 (estimates attached). This figures exceed the 20% disproportionality threshold established by the Florida Accessibility Code, Section 202.4.1.
