Description:
The property is a 50-foot wide mid-block lot and contains a 2-story, flat-roofed apartment building. There is a lobby and units on the first level and two staircases lead to additional units on the second floor. The area between the steps and height of the thresholds is narrow. Currently, no portion of the structure is handicap accessible. The goal is to preserve the historic structure; change the use from apartment to a hotel; and provide ADA accessibility.

The Owner has submitted permit plans to the City of Miami Beach Building Department (no. BC2013997) to change the use from apartment to hotel, and introduce a ramp within the north side yard to access the lobby and reconfigure the ground floor to provide a new ADA compliant hotel room and bathroom.

NOTE:**




The hardship is caused by the existing configuration of the modestly sized structure. The narrow building has steps to enter the front porch and lobby. Then, there are two staircases to access units on the second floor. Through the renovation, access to the lobby will be from a new ramp within the north side setback, and a new ADA hotel unit will be available on the first level. It is technical infeasibility to provide ramps and lifts within the existing historic structure.
