Existing two-story CMU block building with concrete floors. Originally a Fraternity House, now being converted into a Community Center. Change occupancy has been approved by COT.

Summary:
Construction cost for Phase Two is $252,450. as per the estimate prepared by Green with Nature Contractor dated 11/9/20.
The cost to purchase and install a new 2500 lb elevator is estimated at $129,000 and potentially more. That includes the actual cab, new CMU shaft, hydraulic lift system, and major electrical system to increase power changes to a Phase three power.

Due to the overwhelming cost of the elevator ($129,000)versus the overall cost ($252,450) of the project would potentially stop Phase two. This includes a new shaft, foundation, elevator cab, electrical upgrade, and mechanical components. We are seeking a Waiver to reduce the cost of the construction. The elevator could potentially be more than 50% of the overall construction cost. There are two levels that have an accessible entrance as well as ADA parking and pathway to the entrance.e

Waiver to assist in the project by not requiring the project to provide an elevator for vertical access. This building was built in the 1960s and currently has two exterior sets of stairs for the upstairs as well as providing ADA accessibility to both levels. Furthermore, there is an interior stairwell in the middle of the building. Other ADA upgrades are being accomplished. New ADA parking, hardware, and two new ADA restrooms.
