Description:
The Clay Hotel is a historic hotel comprised of individual structures that are 3 and 2-stories with approximately 117 guest rooms. There are 4 distinct courtyard buildings on the southern portion of the property, and one main structure that fronts Espanola Way. The buildings were constructed in 1925 to resemble a Spanish village. The thresholds to the courtyard buildings are raised approximately 4 inches high. Renovation of the hotel includes a new elevator, lounge area, and pool deck.

The City of Miami Beach Building Department requires vertical accessibility to the rooms located in the 4 courtyard buildings, unless a waiver is obtained from the Florida Building Commission. The hotel provides access from the main lobby fronting Washington Avenue to the east to the ADA-compliant elevator, which will take guests to the ADA-compliant hotel rooms located in the main building as well as all amenities.

10. Grounds for Waiver: The Florida Building Commission may grant waivers of Florida-specific accessibility requirements upon a determination of unnecessary, unreasonable or extreme hardship. NOTE:**


The structures qualify collectively as a historic building under the Federal ADA regulations, the ADA Accessibility Guidelines and Ch. 11 of the FBC. The accessibility waiver is critical to the restoration plan for the hotel. In order to accommodate accessibility, substantial modifications to the historic public exterior spaces – the narrow alleys – would be required, including extensive ramps and/or lifts and adjusting the tiered nature of the structures that is essential to the historic integrity of the Spanish Village design. Such interventions would irreparably harm the very significant design, style and configuration of the hotel.
