Description:

The number of floors stated and square footage are for the unit in question, #203. We are applying for a Business Tax Receipt for that unit and are requesting a waiver for the vertical accessibility requirements on the building as a whole (which is a 2 story condo with 14 units) the building is a contributing building in a historic district and it has been restored in accordance with historic preservation guidelines.

Summary:

We are undertaking to obtain a business tax receipt for the unit as is with no changes. The only construction costs that we anticipate are those that are required by the City of Miami Beach to meet code compliance standards. We are now referring this request to the commission because we failed the City of Miami Beach Building review due to FAC 201.1.1. The plan reviewer has stated that we may be able to obtain a waiver for the accessibility requirements because our building is a contributing building in a historic district.

We are applying for a business tax receipt for unit #203 which we want to convert to transient occupancy so that we can rent on a short-term basis. There are no other units in this condominium which have transient occupancy and the building as a whole is a condo, not a hotel. We are requesting that vertical accessibility requirements for this second floor unit be waived.

NOTE:**


We are requesting this waiver, because the building in question is a historic building. Addition of a 2nd floor accessibility option like an elevator would both be of excessive cost as well as invalidate the historic status of the building. We have corresponded with Mr. Chip Sellers and due to the historic nature of this building, he has waived the requirement that we provide an estimate for an elevator or lift.
