Description:

We have 501 parking spaces requires 10 H/C spaces by Florida Building Code. We are trying to make the garage ADA compliant by providing 10 H/C spaces. We are requesting a variance on Level 1 where our parking space width is 10'-9" rather than 12' wide (Sheet 1). A variance on Level 2 for one space which is 8'-11" wide (Sheet 2). A variance on Level 3 where a space is 9' wide (Sheet3). These widths are reduced to to column placement.

Since there is no way to make the required number of spaces comply without adversely affecting the parking space numbers the owner has requested that we seek a variance.

Additionally on Level 2 and Level 3 we are requesting a variance to Florida Law, s 553.5041(5)(a) to allow the access aisle to be placed behind the parked vehicle. Limited space in this between columns causes parking width and depth issue.

Column spacing affects the required parking layout.We have uploaded drawings illustrating what we would wish to occur.
Making the project parking spaces occur is technically infeasible, without significant impact to existing parking.



The ability to relocate columns is beyond the scope of fiscal realities of this project. The owner is attempting to utilize 'Best management Practices to accommodate the realities of the existing structure and the requirements of the Florida Accessibility Code.
