2 story space resides in an existing 6000 sf bldg. Bldg includes 4 tenant spaces, separated by 1 hr fire walls. Owner purchased space and will repurpose from a tattoo shop to a prof office space. Lvl 1 (1,262 sf) - open conference, open office, break room, restroom. Lvl 2 (875 sf) - 3 private offices, open office, conference room. Office will not be accessible to the public. Chang Robotics employees primarily work remotely. Office provides temp work space for visiting and remote employees.

Comments:
Owner closed on space in April 2025. Since closing, owner has demolished existing demising walls, finishes, and plumbing. Construction of new work will begin pending permit issuance by Jax Beach.

NOTE:**
For vertical accessibility, the FBC and F.S. are more stringent than ADA Standards. FBC and F.S. require vertical accessibility for all levels of altered areas in existing buildings. Meanwhile, ADA Section 206.2.3 Exception 1 exempts the project from vertical accessibility due to its size and function. Therefore, the owner requests consideration by the state for the Florida specific vertical accessibility requirement may be waived down to the ADA Standards. Refer to the Design Professional's comments for additional comment and detail.
