Description:
The project consists of (2) two story motel buildings with 20 guest-rooms (10 on the first floor and 10 on the second floor) and one Owner's dwelling. One required Accessible room per FBC Accessibility TABLE 224.2. The rooms are accessed by an exterior walkway on the first floor and an exterior balcony on the second. The required Accessible Room and all common use facilities are located on the first floor and are accessible.

The project is only required to have (1) one Accessible room per FBC Accessibility TABLE 224.2 The rooms are accessed by an exterior walkway on the first floor and an exterior balcony on the second. The required Accessible Room and all common use facilities are located on the first floor and are accessible. The second floor has an exterior balcony and no (none required) accessible spaces. Based on the code references attached we believe that an elevator would not be required however if it is then we believe there is grounds to waive the requirement as indicated in the code.
