Section 553.501-553.513 FS does not relieve the owner from the duty to provide vertical accessibility, however Florida Building Code indicates that where ADA Standards do not require an accessible route in each and every level, the Florida requirement may be waived down to the requirement of the ADA Standards. The ADA Standards allow the number of rooms and first floor only configuration which the owner would like to maintain during the renovation phase of this project. Vertical accessibility is planned to be provided with future addition which is projected to start in the fall of 2025.

NOTE:**


The addition of an elevator in a location near check-in would have to be removed when the addition phase is implemented. The hotel has exterior corridor access on two levels, with ADA parking adjacent the ADA rooms. An elevator located away from check in location would need to include enclosure to withstand the elements as well as access control and would not be desirable to have as part of the finished project. The future addition phase is projected to start in the fall of 2025, and includes a 3 story interior corridor hotel addition with additional ADA rooms and a second floor walkway to the existing hotel. The future addition will have interior lobby with enclosed vertical accessibility near the check-in.
