This is an existing two story building that consists of three units that is in the process of a change of use from apartment building to hotel. the existing units will remain.

The plans and specifications are currently being reviewed by the building department (B1504591) and one of the comments from the plan reviewer is to provide vertical accessibility.

The structure of the building will not support the structural requirements for the installation of vertical accessibility to the second level without upgrading the entire structure structurally. At the ground level, raising the walkway to eliminate the step at guest room entrances would adversely impact the structural integrity of the building as well as encroach into the zoning setbacks. This option also creates a water intrusion condition as the elevation is already low in this area.

If the waiver is denied, there will be many cost prohibitive impacts for the owner. More than 1/2 of the existing guest rooms (2 out of the total 3) will be impacted as well as the structural integrity of the building by providing vertical accessibility. The exterior first floor modifications will encroach into the setbacks and create a water intrusion issue as the area would have to be lowered to the ground level (below flood plain).
