Description:

This project consists of a restoration, renovation and change of use of two existing, two story historic apartment buildings constructed in 1929. The intent of the design is to convert the two buildings into a single Apartment/Hotel by means of a unity of title and a physical connection. The connection will be made through a new glass lobby and ramps, making the entire first floor accessible.

The buildings went through a 40 year recertification process in 2017, which included minor interior updates to the structural and electrical systems.

"Provide vertical accessibility to all levels above and below the occupable grade level."
This is a reconfiguration/renovation to an existing historic building. A new ramp is being provided from the sidewalk to the new lobby. Part of the existing structure will need to be removed to accommodate the new ramps from the lobby to the first floor, where an accessible room has been provided. Adding just a ramp will minimize the structural impact to the building. Adding an elevator will create more structural complications. Also, the visual impact of a new elevator will affect the historic character of the building. The concept behind the transparent glass box is to create a seamless connection that will not interfere with the historic character of these buildings

We would like to request a waiver for vertical accessibility to the second floor, since we are providing access to the first floor through ramps. The first floor complies with all the ADA requirements, and there are no facilities offered on the second floor that are not already provided on the first floor.

10. Grounds for Waiver: The Florida Building Commission may grant waivers of Florida-specific accessibility requirements upon a determination of unnecessary, unreasonable or extreme hardship. NOTE:**


Lack of overall sq. ft. within the footprint of the buildings: Let it be known that the existing buildings exceed the current max. allowable Floor Area Ratio. Also, any modification to the buildings require a reduction of floor area. In order to satisfy the Miami Beach FAR Ordinance, usable floor area was removed from both floors, of each bldg, with two new double height volumes (new exterior garbage areas). New ADA accessible ramps & routes require a significant amount of floor space. The space between the existing bldgs and the side property lines are not wide enough to accommodate new ramps. Therefore, locating a new exterior ramp in the center of the bldgs continuous through the interior corridors of each building was the option, occupying a significant amount of interior area.
