Description:

The proposed project will be an outdoor baseball stadium complete with concessions, locker rooms, gym, offices and meeting space.

The ballpark will serve as the major league baseball spring training facility for the Houston Astros and the Washington Nationals. Additionally, it will serve as a facility for those franchises Minor League affiliates.

The facility serves both Major and Minor League baseball players, team officials, office and training staff, as well as the general public. The scope of this waiver is strictly to areas of the building dedicated to Major League Baseball players, such as locker rooms, aquatic areas, saunas, etc. These areas are not public spaces and the people using the facilities are, by nature of their jobs, not disabled. Due to the nature of the occupant, it would create unnecessary costs and design constraints to design these spaces as accessible spaces. It is commonplace for these waivers to be requested and granted for these areas in professional stadiums across the United States.

NOTE:**



The use of the building is highly specific. Commercial buildings are typically public spaces that must provide access to all. Most workplaces must be capable of being accessible as to not present a bias to potential future hires that may be disabled. However, this building's Major League areas will only be utilized by elite athletes. By nature, for example, a wheelchair bound person will not need to utilize the locker room. This creates a unique situation for this owner that makes creating an accessible environment in the specified areas an unnecessary hardship.
