Description:
This is a historic library building from about 1903. The interior has about 1087 sf with about a six-foot wide walk around mezzanine above the main area. The intent is to use the main floor space as an upscale bar, with a non-public display area on the mezzanine.

The primary construction cost are for adding restrooms, bar equipment rough-ins,and some life-safety additions. The historic interior is to remain as untouched as possible. Jesse Edmunds is leasing the building.

The Building Official indicated that we would need to obtain a vertical accessibility waiver along with requesting a waiver for the restrooms and mezzanine.

Per the attached drawing and photographs, the building is accessed only by stairs and does not have any adjacent land to construct any type of a ramp or lift for wheelchair access.
The mezzanine area is employee only.
A waiver is requested that the building and mezzanine do not have to meet vertical accessibility.

There is a single interior toilet located up three additional steps. The toilet is to be demolished and two new toilets constructed on the main level. The main space being non-accessible, a waiver is requested that these not be made accessible so the footprint can be reduced.
